Application Credit Criteria

We look at 3 components to evaluate all applications:

INCOME

Your gross monthly income needs to be at least 3 times the rent amount including any additional monthly fees.  Your income must be verifiable and from a legal source and have a reasonable expectation that it will continue.  We do not discriminate on the source of your legal income.

CREDIT

We run a consumer credit report on all applicants.  The reports we get do not have a FICO score but rather show the payment history on your accounts, any collections, bankruptcies, and evictions.  We are looking for a history of on time payments and dependability.

LANDLORD REFERENCES

We check public records and oftentimes call prior landlords to make sure the rent was paid on time and that the property was left in good condition, normal wear and tear excepted.  We look for compliance with lease obligations.

Each of the components above will be considered to evaluate each application as a whole.  We also review criminal history and comply with Louisville Metro Fair Housing guidelines with respect to that screening process as outlined below.

CRIMINAL HISTORY

In accordance with the Louisville Fair Housing ordinances, we reserve the right to deny an applicant based on a conviction for any of the following acts:

Any arrest or conviction where state and/or federal law prohibits the person from being eligible for public housing and other federally subsidized housing.
Any conviction that leads the person to becoming subject to a lifetime registration requirement under a State sex offender registration program.
Any conviction in which the person is deemed a “violent offender.”  A violent offender means any person who has been convicted of or pled guilty to the commission of:

A capital offense.
A class A felony.
A class B felony involving the death of the victim or serious physical injury to a victim.
An offense involving the killing of a peace officer, firefighter, or emergency medical personnel.
A class B felony involving criminal attempt to commit murder.
The commission or attempted commission of a felony sexual offense.
Use of a minor in a sexual performance.
Promoting a sexual performance by a minor
Unlawful transaction with a minor in the first degree
Human trafficking involving commercial sexual activity where the victim is a minor.
Criminal abuse in the first degree.
Burglary in the first degree accompanied by the commission or attempted commission of an assault.
Burglary in the first degree accompanied by the commission or attempted commission of kidnapping.
Robbery in the first degree.

We comply with all KRS Landlord Tenant Act provisions for the condition of the property.  With some minor exceptions, the property will be rented in the condition it is in when you go to see it prior to application.  We also comply with all Federal Fair Housing Laws.
